Property Description

Welcome to Paradise! This amazing property offers everything you need to enjoy being off the grid but also incorporates modern comforts. If you love the outdoors, this is the place to be! You are on the 4-wheeling/snowmobile trail system, many lakes nearby for boating & fishing, a creek runs though property, several raised stands for watching or hunting, 3-4 acres food plot w/ 12 newly planted apple trees and several ski hills are close enough for a day trip. This property features: 73 amazing acres surrounded by 36 miles of mostly Iron County Land, a gorgeous newer custom built home, the original log cabin built in 1938, 24x24 garage w/ room above for a bunk style sleeping area, storage unit (2 shipping containers with 16 ft of roof covered space between for large item storage), covered wood storage & so much more. Custom 2018 home offers year round comfort: spacious great rm w/ v’ed ceiling, wall of window & wood stove, open kitchen w/ alder cabinets, granite counters, snack counter, stainless propane fridge, 36’oven/range w/ Viking outside vented rangehood & antique wood cooking stove, 2 good sized bedrms, cozy loft that overlooks great rm, full bath w/ walk-in shower, laundry/utility rm, & spacious 3 season porch. Main level has luxury vinyl wood look flooring, stairway/loft have neural color carpeting. The main house electric is solar w/ generator back up & heat via wall & floor propane gas heaters (see associated documents for more details) BROKER OWNED. The original log cabin was built around 1938 and has a living rm, kitchen & bedm areas. There is a wood stove for heating the full cabin, gas lights, solar for some lights & TV, kitchen has 4 burner gas stove/oven along with a wood cook stove & hand pump at sink & electric shallow well pump. Behind the cabin is a privy and an old sauna. The 24x24 garage, built in 1999, has a 2nd story loft that has been used as a sleeping/bunk rm. This buildings runs on solar with generator back up Both log cabin & sleeping quarters above garage have been used recently & regularly by owners as some members of the family prefer to sleep there instead of the new house! Shipping container storage unit is just that, 2 shipping containers we purchased used & placed approx. 16 feet apart and built a roof over the open space and used a heavy duty tarp to cover the opening. We would say it is still open to but protected from the elements & works well for items that do not need the security or protection of a full garage. The main home: electric is provided by batteries charged by the solar panels (iron phosphate batteries, new in 2024-very safe/stable w/ expected 10-15 yr life, NOT lithium ion) w/ propane generator back up in case the sun doesn’t show up for a few day or times of high power usage. Heat via wall & floor mounted propane heaters so you can keep the cabin heated even when you are not there. We generally keep the cabin at around 50 degrees during the winter when we are not there. During the summer months, we use one window air unit in the loft window (we will leave it) and find that with the vaulted ceiling fan on, it enough to cool the house to our liking. We do not heat either the log cabin or the garage when we are not staying on property. The Chippewa Fire lane is maintained by the township & serves as a road as well as part of the 4-wheel and snowmobile trail systems. We plow the driveway ourselves for all year access to the main house and garage. We do pay for DirectTV & AT&T internet service so they are available for monthly cost if you prefer to not be cut off. If the new owners would like, we will leave the DirectTV dish (receiver not included). There are several solar powered lights along the driveway and we have mounted cameras inside & outside which will be included, but the trail cameras all around the property are not included (work on cellular & internet) There are 2 propane tanks, 500 and 250 gallon, on property and are included We put most of the land in the WI managed forest land program in 2016, to keep taxes extremely low. Last cut was a few years ago and since it is a 25 year program it is unlikely that it will need to be selective cut again during the life of the current contract. Note: this is county land (not national forest or state land) where baiting is legal and you can leave you deer stands up all season long without having to take down every night.
